Not all foreclosure properties are in horrible condition…a lot of them will have water damage which can be nasty if the bank didn’t get to it in time.

Overall I’d say that at least 6 out of 10 foreclosure properties here in Chicago’s northwest area are just in need of a good cleaning and a paint job. Most of ’em are outdated and need to have the kitchen and bath’s remodeled.

The ones that are in real bad shape are more likely to be purchased by an Investor paying cash because getting a bank to loan out money on a property that’s in bad shape is next to impossible unless you got it with an FHA 203k or some other type of rehab loan.
