What Documents Do You Need For A Short Sale…Checklist

These are documents that a realtor needs in order to start the short sale process. Remember not all homeowners qualify to short sell their home, with these documents a determination can be made as to whether or not you are eligible.

PROOF OF INCOME(PAYSTUBS,SOCIAL SECURITY AWARD LETTER,PROFIT AND LOSS STATEMENT IF SELF-EMPLOYED)
MOST RECENT MORTGAGE STATEMENTS BOTH FIRST AND SECOND
ALL LETTERS RECEIVED FROM LENDER/SERVICER
2009 & 2010 TAX RETURNS
COPY OF UTILITY BILLS
REAL ESTATE TAX BILLS
PROOF OF HOMEOWNERS INSURANCE
TWO MOST RECENT BANK STATEMENTS
HARDSHIP LETTER

  We met Goran as we were beginning to look for a new home last spring. At the time we were planning to do a full renovation, and Goran was extremely helpful broker & construction adviser. We ended up finding a turnkey home in a neighborhood we loved, and the deal went very smoothly due to all the expert advice we received from Goran on negotiations, inspection, etc. While the new house was under contract, we decided to list our current home and Goran was instrumental in getting it sold in less than a month finding our future buyer from an open house (all during the dreaded end of year timeframe when things seem to really down).
